The building is located at 12177 Riverwood Drive in Burnsville which is close to Hwy. 13 and accessible to I-35 & Hwy 77. Arrow Real Estate’s top transaction of the first quarter 2020 closed on January 24th. It was the sale of a 22,857 SF office building located at 9380 Central Ave NE, Blaine. Arrow represented the owner (Blaine 21, LLC) in the selling the property to Bella Vita Holdings, LLC for $4,560,000.

In October 2015, Arrow represented Blaine 21, LLC in purchasing the property $3,570,000. During the four-year ownership period Arrow managed and leased the property keeping the occupancy rate at nearly 100%.

Crane lifting the sign up!

Congratulations to Blue 42 as their sign is going up on the building today! They are the newest tenant at Bell Tower West (9325 Upland Lane N, Maple Grove). They will be occupying 2,695 SF on the 3rd floor beginning April 1st. Arrow Real Estate represented the landlord on this lease deal, and Arrow Contracting is completing the tenant improvements. The improvements included modern finishes throughout with LED lighting, reception desk, waiting area, private offices, kitchenette, private restroom, conference room and work stations.

1,143 SF space leased located at 7584 80th Street South in Cottage Grove to All State Insurance Agency.

Title Boxing Inc. leased 2,066 SF at located at 21897 South Diamond Lake Road, Rogers.

Tonkawood Office Park will have a new tenant in March. The Okonite Company will be leasing 1,444 SF at 16200 State Hwy. 7 in Minnetonka. 

1,250 SF was leased at 3185 Fernbrook Lane in Plymouth to Sivo Insights (Marketing Company).

Radux Devices, Inc. leased 1,728 SF Office Condo at 11292 86th Ave. N. in Maple Grove. 

Jayco Plumbing leased 2,598 sf and Corporate Connection, Inc. leased 4,200 sf at 22027 Industrial Blvd, Rogers. This building is now FULLY LEASED!

Lensworks Optical Labs, LLC leased 16,800 sf at 22501 John Deere Lane, Rogers.


Seller Representation

9668 Fallon Avenue NE, Monticello closed on January 16th for $1.3 Million. Congrats to DSG Plumbing on your new property!

8455 Xerxes Ave. in Brooklyn Park sold in January. The 3,970 SF Industrial Condo sold for $401,000 to Edgar Soriano.  This buyer also purchased investment condo within the same complex at 8451 Xerxes Ave. for $375,000. The current tenant will continue to occupy this 4,066 SF condo.

7,500 SF Office Condo located at 20980 Rogers Drive, Rogers was sold $850,000. It closed on February 13th. Arrow represented the Seller Benzinger Investments, LLC

On February 13th, 7610 University Ave NE in Fridley, MN sold for $1.195 million to University 3, LLC.

1.41 acres of industrial land located at 21840 Industrial Court, Rogers closed on February 25th!


Tenant Representation

Insightformation, Inc. on leased 891 SF of space at 10700 West Hwy 55 in Plymouth. They will be moved into their new space on February 1st.

On February 1st Lions Fitness, LLC signed a lease for 3,448 SF at 1265 Kuhn Drive, Suite #200 in St. Cloud. Their lease will commence on April 1st!

Arrow represented Shred N Go on the lease of a 14,500 sf property with over an acre of fenced in outside storage located at 22851 Industrial Blvd in Rogers.

After a long Memorial Day Weekend Arrow Companies has been right back to work! Arrow has had a busy week in all aspects of our business in the city of Maple Grove.

Arrow was involved in three brokerage transactions this week in Maple Grove. On Tuesday May 30th, Arrow sold 9745 Revere Lane N. The 4,864 SF turn key daycare building was sold to OMH Group, LLC for $600,000. Arrow also leased 10883 89th Ave North in Maple Grove to Zembal Enterprises Inc dba Big Rig Reconditioning. The lease for this 15,000 SF industrial building with 3+ acres of fenced in exterior storage will commence on July 1st, 2017. Arrow also Represented Regency Home HealthCare, LLC in purchasing an office building located at 10467 93rd Ave N in Maple Grove. This 5,800 SF office building is scheduled to close in August.

On the contracting side of Arrow’s business, progress has continued at the new Sycamore Commons office building located off I-494 in Maple Grove. This week exterior glass is being installed on the west side of the building, and exterior window frames are close to completion. Inside the building the framing of the interior walls is approximately 90% complete. Rough-ins plumbing, HVAC, and electric mechanicals are also well under way.  If you pass by the building next week you will notice exterior EFIS install has begun!

Arrow Real Estate listed P&F Machining’s existing building located at 17171 113th Ave in Dayton in August of 2016. By October the building was under contracting and then closed on January 31, 2017.

Arrow Real Estate also assisted P&F Machining in locating a new site and representing them on purchasing the site. The site is located off Hwy 101 and was owned by the City of Otsego. P&F Machining purchased the property on May 19, 2016 and began construction shortly after.

Construction of P&F Machining’s state of the art 54,407 SF machine shop building began in June of 2016 and was completed in December of 2016. The building is composed of 13,280 SF of Office, 40,156 SF of Shop/Warehouse and 3,971 SF of Mezzanine space. The building is equipped with heavy power (3,000 AMP, 480 Volt, 3-Phase). The shop floor has 100’ candles of light throughout. The building also has 10,000 SF covered shipping and receiving area.

On October 17th, the City of Maple Grove approved the Sycamore Commons Development. This development will include a 33,852 SF two-story office building on the Maple Grove water tower site. The office building will sit along I-494 with parking on all sides. Access to the property will be from Sycamore Lane North. The building will house two tenants, Nexus Solutions, LLC and Barton, Walter and Krier, PC. Both tenants will both occupy a floor of the building. Arrow Contracting will tentatively break ground in early November, and is expected to be completed by July of 2017.
