Arrow Companies sold a turn-key day care building during the second quarter. This building is located at 9475 Revere Lane in Maple Grove. Arrow currently has four properties under contract that are expected to close during the second quarter (3380 Annapolis Lane in Plymouth, 14310 Northdale Blvd in Rogers, 17201 113th Ave N in Dayton & 14360 James Road in Rogers)
Arrow represented landlords in Osseo, Maple Grove, Elk River and Otsego during the Second Quarter leasing office, retail, and industrial spaces. Learning RX leased space at the Bell Tower office building in Osseo. In Maple Grove, Zemble Enterprises leased 15,000 SF of industrial space at 10883 89th Ave N. Also on 89th Ave N, Factory Motor Sports leased a 4,800 SF warehouse bay at 10900 89th Ave N. In Elk River at 11044 Industrial Circle, Premier Sheet Metal expanded into Suite Q. Arrow leased two spaces in Otsego during the Second Quarter. The first space was at 16201 90th Ave NE to Business Cents, and the second was at 9040 Quaday Ave NE to Danmare Group Inc.

Construction on the Sycamore Commons office building in Maple Grove is making great progress. Tenants are tentatively scheduled for move in October and November of this year. All utilities were completed during the Second quarter. Final details are being completed on the exterior glass and EFIS. Wondering what is next? Curbing and parking surface are scheduled to begin in July along with the retaining wall and landscaping.
After a long Memorial Day Weekend Arrow Companies has been right back to work! Arrow has had a busy week in all aspects of our business in the city of Maple Grove.
Arrow was involved in three brokerage transactions this week in Maple Grove. On Tuesday May 30th, Arrow sold 9745 Revere Lane N. The 4,864 SF turn key daycare building was sold to OMH Group, LLC for $600,000. Arrow also leased 10883 89th Ave North in Maple Grove to Zembal Enterprises Inc dba Big Rig Reconditioning. The lease for this 15,000 SF industrial building with 3+ acres of fenced in exterior storage will commence on July 1st, 2017. Arrow also Represented Regency Home HealthCare, LLC in purchasing an office building located at 10467 93rd Ave N in Maple Grove. This 5,800 SF office building is scheduled to close in August.
On the contracting side of Arrow’s business, progress has continued at the new Sycamore Commons office building located off I-494 in Maple Grove. This week exterior glass is being installed on the west side of the building, and exterior window frames are close to completion. Inside the building the framing of the interior walls is approximately 90% complete. Rough-ins plumbing, HVAC, and electric mechanicals are also well under way. If you pass by the building next week you will notice exterior EFIS install has begun!

Since 2016, Arrow Companies has had the privilege of working with P&F Machining on the sale of their existing building in Dayton, acquisition of a new site and construction of their new building in Otsego.

Arrow Real Estate listed P&F Machining’s existing building located at 17171 113th Ave in Dayton in August of 2016. By October the building was under contracting and then closed on January 31, 2017.
Arrow Real Estate also assisted P&F Machining in locating a new site and representing them on purchasing the site. The site is located off Hwy 101 and was owned by the City of Otsego. P&F Machining purchased the property on May 19, 2016 and began construction shortly after.

Construction of P&F Machining’s state of the art 54,407 SF machine shop building began in June of 2016 and was completed in December of 2016. The building is composed of 13,280 SF of Office, 40,156 SF of Shop/Warehouse and 3,971 SF of Mezzanine space. The building is equipped with heavy power (3,000 AMP, 480 Volt, 3-Phase). The shop floor has 100’ candles of light throughout. The building also has 10,000 SF covered shipping and receiving area.

On October 17th, the City of Maple Grove approved the Sycamore Commons Development. This development will include a 33,852 SF two-story office building on the Maple Grove water tower site. The office building will sit along I-494 with parking on all sides. Access to the property will be from Sycamore Lane North. The building will house two tenants, Nexus Solutions, LLC and Barton, Walter and Krier, PC. Both tenants will both occupy a floor of the building. Arrow Contracting will tentatively break ground in early November, and is expected to be completed by July of 2017.
Starting to wonder when the road construction in Maple Grove will end? The large construction project linking Hwy 610 to I-94 has been under way since April of this year. This project has closed multiple roads and created new ones. All with the goal of creating lasting commuting benefits.
The major closure being Maple Grove Parkway between Co Rd 81 and 99th Ave North. During the closure the traffic has followed the detour using Co Rd 81, Fernbrook Lane N and 99th Ave N. On the other hand, a half mile segment of 101st Ave N between Fernbrook Lane N and I-94 has been closed permanently. In return, 105th Ave W. has been extended from Holly Lane N. across I-94 to create a new intersection with 101st Ave N. Other closures have included non-rush hour lane closures on Co Rd 81 and I-94.
How will the current closures will benefit you in the future? The plan includes realigning and extending Hwy 610 from its current location at Co Rd 81 and Elm Creek Blvd to I-94 while adding an interchange at Maple Grove Parkway. The goal is to increasing highway capacity, supporting economic development and improving the movement of freight according to the MNDOT website.
The Minnesota Department of Transportation states that the construction should be complete by late October 2016, so let’s all keep our fingers crossed!
The new P&F Machining building located off Hwy 101 in Otsego is off to a great start. President of Arrow Companies, Chad Weeks, says he is very happy with how the project is progressing. He said the project is on track to be completed this December. The pre-cast panels are up and the utilities are now all in. The next step is to install structural steel at the end of July. Arrow Companies sold a 10,021 SF retail building during the second quarter. This property is located at 13000 Technology Drive in Eden Prairie. The following properties are currently pending and are expected to close during the third quarter-
During the second quarter Arrow represented a few buyers in the Northwest Metro area. First, Arrow represented a veterinary clinic in purchasing land at 1730 39th St NW in Andover. Next, Arrow represented a buyer in purchasing a 1,560 SF office condo at 3515 Plymouth Blvd, Suite 104 in Plymouth. Lastly, Arrow represented JCS Investments, LLC in purchasing a 15,773 SF industrial building at 14650 Quiram Drive in Rogers (picture of this property displayed above).
Arrow leased multiple office condo spaces during second quarter. Counseling and the Therapeutic Support Services leased space at 568 Bavaria Lane in Chaska. Main Line Energy Consultants leased space at 11272 86th Ave N in Maple Grove commencing May 1st. The last office condo space Arrow leased was 3370 Annapolis Lane in Plymouth. This 3,072 SF space was leased by Passport Health.
Arrow worked with Brightstar Care in leasing 893 SF at 12805 Hwy 55 in Plymouth. Arrow also represented Land Home Financial Services in leasing two spaces. These spaces include 4,730 SF at 9010 Quantrelle Ave in Otsego, and 1,560 SF at 3515 Plymouth Blvd, Suite 105 in Plymouth.
Arrow Contracting has been off to a busy start this second quarter. The P&F Machining project kicked off in the end of May. This project will be a 54,500 SF building located off Hwy 101 in Otsego. Arrow is also wrapping up a tenant improvement remodel project for Projectory Partners at their new 2,031 SF office space at Crescent Ridge II Office Building in Minnetonka.
Arrow Companies completed the Waterfront Commons III building in mid-December. This building is located at 9000 Quantrelle Ave in Otsego, MN. This 32,244 SF two story office building is the new Headquarters for Accurate Home Care. This beautiful building has features such as; two reception areas, education/training center, fitness/yoga rooms, two fully equipped break rooms, relaxing wellness rooms, beautiful conference rooms, open cubical work areas and many more.
