Corona Chaos

In the middle of March 2020 the Coronavirus swept through the land. This pandemic affected Arrow Companies along with many other businesses. Being a commercial real estate company, we had to learn to be flexible and lenient with our tenants who were struggling to run their businesses and keep up with payments. To help tenants, owners started to defer loan payments altogether or switched their loans to interest only. We also informed our tenants of the many small business grants they could apply for which helped to keep them afloat as well. While businesses were working from home or unable to work at all, we saw a decrease in operating expenses such as Electricity, Water, and Garbage in all our buildings. Now that states have started to reopen, businesses are getting back to their workspace. Although we are excited to have some normalcy back in our lives, we are continuing to take many precautions due to Covid-19. In each building our Property Managers posted Covid-19 signs on all entrance doors, set up sanitation stations, and devised outbreak plans. One of our Property Managers describes these times as a “different kind of busy”.

Not only is the office busy, but Arrow Contracting has kept busy throughout this pandemic as well. The Fernbrook View Apartments project has developed considerably throughout the course of a few months.  We have also had several tenant improvement projects that have kept the contracting team on their toes. Although this pandemic has created lots of extra work and been stressful at times, it has also made our business relationships stronger and healthier for the long run!

Arrow Companies is very excited for one of the tenants at Marketplace West II in Otsego. Ink Kings Tattoo has been leasing 1,225 SF since 2016. Over the years they have grown exponentially and now they need more space!!! This fall they will be doubling their space by expanding into the suite next door.

After a long Memorial Day Weekend Arrow Companies has been right back to work! Arrow has had a busy week in all aspects of our business in the city of Maple Grove.

Arrow was involved in three brokerage transactions this week in Maple Grove. On Tuesday May 30th, Arrow sold 9745 Revere Lane N. The 4,864 SF turn key daycare building was sold to OMH Group, LLC for $600,000. Arrow also leased 10883 89th Ave North in Maple Grove to Zembal Enterprises Inc dba Big Rig Reconditioning. The lease for this 15,000 SF industrial building with 3+ acres of fenced in exterior storage will commence on July 1st, 2017. Arrow also Represented Regency Home HealthCare, LLC in purchasing an office building located at 10467 93rd Ave N in Maple Grove. This 5,800 SF office building is scheduled to close in August.

On the contracting side of Arrow’s business, progress has continued at the new Sycamore Commons office building located off I-494 in Maple Grove. This week exterior glass is being installed on the west side of the building, and exterior window frames are close to completion. Inside the building the framing of the interior walls is approximately 90% complete. Rough-ins plumbing, HVAC, and electric mechanicals are also well under way.  If you pass by the building next week you will notice exterior EFIS install has begun!

Arrow continues to be active in the cities of Rogers, Blaine, Andover, Osseo, Coon Rapids, Plymouth and many other commercial markets in the area. To see all recent and upcoming transactions, keep an eye out for the 2017 Quarter 2 blog this July!!!

On October 17th, the City of Maple Grove approved the Sycamore Commons Development. This development will include a 33,852 SF two-story office building on the Maple Grove water tower site. The office building will sit along I-494 with parking on all sides. Access to the property will be from Sycamore Lane North. The building will house two tenants, Nexus Solutions, LLC and Barton, Walter and Krier, PC. Both tenants will both occupy a floor of the building. Arrow Contracting will tentatively break ground in early November, and is expected to be completed by July of 2017.

Image- Hwy 610

Starting to wonder when the road construction in Maple Grove will end? The large construction project linking Hwy 610 to I-94 has been under way since April of this year. This project has closed multiple roads and created new ones. All with the goal of creating lasting commuting benefits.

The major closure being Maple Grove Parkway between Co Rd 81 and 99th Ave North. During the closure the traffic has followed the detour using Co Rd 81, Fernbrook Lane N and 99th Ave N. On the other hand, a half mile segment of 101st Ave N between Fernbrook Lane N and I-94 has been closed permanently. In return, 105th Ave W. has been extended from Holly Lane N. across I-94 to create a new intersection with 101st Ave N. Other closures have included non-rush hour lane closures on Co Rd 81 and I-94.

How will the current closures will benefit you in the future? The plan includes realigning and extending Hwy 610 from its current location at Co Rd 81 and Elm Creek Blvd to I-94 while adding an interchange at Maple Grove Parkway. The goal is to increasing highway capacity, supporting economic development and improving the movement of freight according to the MNDOT website.

The Minnesota Department of Transportation states that the construction should be complete by late October 2016, so let’s all keep our fingers crossed!
