Growing Anticipation

Arrow Companies Employees are like kids at a candy store when it comes to the Fernbrook View Apartments. Every time any one of us drives by the jobsite, we comment on the progress of the building. It doesn’t seem that long ago since we were talking about the first floor and now the roof is on! The wood framing is complete, and this dream is becoming more of a reality then it has ever been up to this point!

From here on out, the building will form its own style and character as the next steps take place. Next up will be the roofing which is scheduled to begin the last week in September. After that, the parking lot and curb will be poured the first week in October, and in the following week the windows will be installed.

Arrow is beyond excited to be able to construct and watch yet another idea turn into a masterpiece! We look forward to keeping you updated on our Fernbrook View Apartments journey.

Corona Chaos

In the middle of March 2020 the Coronavirus swept through the land. This pandemic affected Arrow Companies along with many other businesses. Being a commercial real estate company, we had to learn to be flexible and lenient with our tenants who were struggling to run their businesses and keep up with payments. To help tenants, owners started to defer loan payments altogether or switched their loans to interest only. We also informed our tenants of the many small business grants they could apply for which helped to keep them afloat as well. While businesses were working from home or unable to work at all, we saw a decrease in operating expenses such as Electricity, Water, and Garbage in all our buildings. Now that states have started to reopen, businesses are getting back to their workspace. Although we are excited to have some normalcy back in our lives, we are continuing to take many precautions due to Covid-19. In each building our Property Managers posted Covid-19 signs on all entrance doors, set up sanitation stations, and devised outbreak plans. One of our Property Managers describes these times as a “different kind of busy”.

Not only is the office busy, but Arrow Contracting has kept busy throughout this pandemic as well. The Fernbrook View Apartments project has developed considerably throughout the course of a few months. We have also had several tenant improvement projects that have kept the contracting team on their toes. Although this pandemic has created lots of extra work and been stressful at times, it has also made our business relationships stronger and healthier for the long run!

Arrow Sells 8.7 Acres in Otsego

Arrow represented 21 ^st Century Bank in selling 8.7 acres located in the Great River Centre. The property was sold April 29, 2020 for $1,102,095 to Rick and Eric Schultz. The new owners plan to develop a 190-unit apartment complex on this site. For more information about the project click here .

Arrow Leases 38,132 SF in Burnsville

Arrow represented Raven Investments, LLC in leasing a 38,132 SF building to International Gymnastics of Minnesota, LLC. The lease commenced on March 1, 2020. The building is located at 12177 Riverwood Drive in Burnsville which is close to Hwy. 13 and accessible to I-35 & Hwy 77. The building is comprised of two levels of office space amounting to 12,000 SF. The remaining 26,132 SF is warehouse space with 18’ clear height. The 2.47-acre lot allows for ample parking.

First Quarter’s Top Transaction

Arrow Real Estate’s top transaction of the first quarter 2020 closed on January 24 ^th . It was the sale of a 22,857 SF office building located at 9380 Central Ave NE, Blaine. Arrow represented the owner (Blaine 21, LLC) in the selling the property to Bella Vita Holdings, LLC for $4,560,000.

In October 2015, Arrow represented Blaine 21, LLC in purchasing the property $3,570,000. During the four-year ownership period Arrow managed and leased the property keeping the occupancy rate at nearly 100%.

Seller Representation

Arrow Companies sold a turn-key day care building during the second quarter. This building is located at 9475 Revere Lane in Maple Grove. Arrow currently has four properties under contract that are expected to close during the second quarter (3380 Annapolis Lane in Plymouth, 14310 Northdale Blvd in Rogers, 17201 113 ^th Ave N in Dayton & 14360 James Road in Rogers)

Landlord Representation

Arrow represented landlords in Osseo, Maple Grove, Elk River and Otsego during the Second Quarter leasing office, retail, and industrial spaces. Learning RX leased space at the Bell Tower office building in Osseo. In Maple Grove, Zemble Enterprises leased 15,000 SF of industrial space at 10883 89 ^th Ave N. Also on 89 ^th Ave N, Factory Motor Sports leased a 4,800 SF warehouse bay at 10900 89 ^th Ave N. In Elk River at 11044 Industrial Circle, Premier Sheet Metal expanded into Suite Q. Arrow leased two spaces in Otsego during the Second Quarter. The first space was at 16201 90 ^th Ave NE to Business Cents, and the second was at 9040 Quaday Ave NE to Danmare Group Inc.

General Contracting

Construction on the Sycamore Commons office building in Maple Grove is making great progress. Tenants are tentatively scheduled for move in October and November of this year. All utilities were completed during the Second quarter. Final details are being completed on the exterior glass and EFIS. Wondering what is next? Curbing and parking surface are scheduled to begin in July along with the retaining wall and landscaping.

After a long Memorial Day Weekend Arrow Companies has been right back to work! Arrow has had a busy week in all aspects of our business in the city of Maple Grove.

Arrow was involved in three brokerage transactions this week in Maple Grove. On Tuesday May 30th, Arrow sold 9745 Revere Lane N. The 4,864 SF turn key daycare building was sold to OMH Group, LLC for $600,000. Arrow also leased 10883 89th Ave North in Maple Grove to Zembal Enterprises Inc dba Big Rig Reconditioning. The lease for this 15,000 SF industrial building with 3+ acres of fenced in exterior storage will commence on July 1st, 2017. Arrow also Represented Regency Home HealthCare, LLC in purchasing an office building located at 10467 93rd Ave N in Maple Grove. This 5,800 SF office building is scheduled to close in August.

On the contracting side of Arrow’s business, progress has continued at the new Sycamore Commons office building located off I-494 in Maple Grove. This week exterior glass is being installed on the west side of the building, and exterior window frames are close to completion. Inside the building the framing of the interior walls is approximately 90% complete. Rough-ins plumbing, HVAC, and electric mechanicals are also well under way. If you pass by the building next week you will notice exterior EFIS install has begun!

Since 2016, Arrow Companies has had the privilege of working with P&F Machining on the sale of their existing building in Dayton, acquisition of a new site and construction of their new building in Otsego.

Arrow Real Estate listed P&F Machining’s existing building located at 17171 113 ^th Ave in Dayton in August of 2016. By October the building was under contracting and then closed on January 31, 2017.

Arrow Real Estate also assisted P&F Machining in locating a new site and representing them on purchasing the site. The site is located off Hwy 101 and was owned by the City of Otsego. P&F Machining purchased the property on May 19, 2016 and began construction shortly after.

Construction of P&F Machining’s state of the art 54,407 SF machine shop building began in June of 2016 and was completed in December of 2016. The building is composed of 13,280 SF of Office, 40,156 SF of Shop/Warehouse and 3,971 SF of Mezzanine space. The building is equipped with heavy power (3,000 AMP, 480 Volt, 3-Phase). The shop floor has 100’ candles of light throughout. The building also has 10,000 SF covered shipping and receiving area.

On October 17 ^th , the City of Maple Grove approved the Sycamore Commons Development. This development will include a 33,852 SF two-story office building on the Maple Grove water tower site. The office building will sit along I-494 with parking on all sides. Access to the property will be from Sycamore Lane North. The building will house two tenants, Nexus Solutions, LLC and Barton, Walter and Krier, PC. Both tenants will both occupy a floor of the building. Arrow Contracting will tentatively break ground in early November, and is expected to be completed by July of 2017.

Arrow worked with JPiper Media on leasing 3,350 SF at 11316 86th Ave in Maple Grove. Arrow also represented Crossfit Una Stamus Fitness in leasing 3,960 SF at 13465, 13469 & 13471 Business Center Drive NW in Elk River. Lastly, Arrow represented Maple Grove Wellness Center, Inc. in a lease renewal at 11238 86th Ave in Maple Grove.

General Contracting/Development

Arrow Contracting has been busy during the third quarter. The 54,500 SF building located in Otsego that will be the new home for P&F Machining has been progressing smoothly. During the last quarter the roof has been completed and the concrete curbs have been poured. The next step is to pour the interior concrete flooring!!! Arrow Contracting also added two garage doors at the Long Haul Trucking building in Albertville, and finished a tenant improvement remodel project for Projectory Partners at their new 2,031 SF office space at Crescent Ridge II Office Building in Minnetonka. Arrow currently has an application into the city of Maple Grove for developing a new 33,852 SF two-story office building. This building would tentatively break ground in November.

Starting to wonder when the road construction in Maple Grove will end? The large construction project linking Hwy 610 to I-94 has been under way since April of this year. This project has closed multiple roads and created new ones. All with the goal of creating lasting commuting benefits.

The major closure being Maple Grove Parkway between Co Rd 81 and 99 ^th Ave North. During the closure the traffic has followed the detour using Co Rd 81, Fernbrook Lane N and 99 ^th Ave N. On the other hand, a half mile segment of 101 ^st Ave N between Fernbrook Lane N and I-94 has been closed permanently. In return, 105 ^th Ave W. has been extended from Holly Lane N. across I-94 to create a new intersection with 101 ^st Ave N. Other closures have included non-rush hour lane closures on Co Rd 81 and I-94.

How will the current closures will benefit you in the future? The plan includes realigning and extending Hwy 610 from its current location at Co Rd 81 and Elm Creek Blvd to I-94 while adding an interchange at Maple Grove Parkway. The goal is to increasing highway capacity, supporting economic development and improving the movement of freight according to the MNDOT website.

The Minnesota Department of Transportation states that the construction should be complete by late October 2016, so let’s all keep our fingers crossed!

July- P&F Machining Building Update

The new P&F Machining building located off Hwy 101 in Otsego is off to a great start. President of Arrow Companies, Chad Weeks, says he is very happy with how the project is progressing. He said the project is on track to be completed this December. The pre-cast panels are up and the utilities are now all in. The next step is to install structural steel at the end of July. It’s hard to believe that 2016 is already half over. During the second quarter we have been representing buyers, sellers, tenants and landlords across the Twin Cities area. Buyer Representation

During the second quarter Arrow represented a few buyers in the Northwest Metro area. First, Arrow represented a veterinary clinic in purchasing land at 1730 39 ^th St NW in Andover. Next, Arrow represented a buyer in purchasing a 1,560 SF office condo at 3515 Plymouth Blvd, Suite 104 in Plymouth. Lastly, Arrow represented JCS Investments, LLC in purchasing a 15,773 SF industrial building at 14650 Quiram Drive in Rogers (picture of this property displayed above).

Landlord Representation

Arrow leased multiple office condo spaces during second quarter. Counseling and the Therapeutic Support Services leased space at 568 Bavaria Lane in Chaska. Main Line Energy Consultants leased space at 11272 86 ^th Ave N in Maple Grove commencing May 1 ^st . The last office condo space Arrow leased was 3370 Annapolis Lane in Plymouth. This 3,072 SF space was leased by Passport Health.

Tenant Representation

Arrow worked with Brightstar Care in leasing 893 SF at 12805 Hwy 55 in Plymouth. Arrow also represented Land Home Financial Services in leasing two spaces. These spaces include 4,730 SF at 9010 Quantrelle Ave in Otsego, and 1,560 SF at 3515 Plymouth Blvd, Suite 105 in Plymouth.

General Contracting

Arrow Contracting has been off to a busy start this second quarter. The P&F Machining project kicked off in the end of May. This project will be a 54,500 SF building located off Hwy 101 in Otsego. Main Line Energy Consultations occupied their new space in the beginning of May.

Plymouth

Plymouth has also been a busy city for office condo deals!!! In March, Arrow represented the landlord in leasing the main level (1,410 sf) at 3350 Annapolis Lane N. to Curdco, Inc. Arrow Companies was extremely active in leasing during the first quarter. We leased Suite 200 at the 21 ^st Century Bank Building in Blaine. We also leased two spaces at the newest building constructed by Arrow Contracting, locate 200-206 Ryan Drive in Little Canada. Arrow also leased office space to McCrossan at Raven Investment’s building in Maple Grove (10900 89 ^th Ave N). Three suites at the Elk River Industrial Development building were lease by Arrow to: The Hotel Legacy Group, Active Sale Associates and Poly-Glass Coatings Limited. Mortgages Unlimited leased 679 SF of office space 9040 Quaday Ave in Otsego and Keller Williams leased 10,590 SF at the Waterfront Commons II Building located at 16201 90 ^th Ave in Otsego. Arrow also leased 1,225 SF of retail space at 9125 Quaday Ave in Otsego to a new tattoo shop. Lastly, Arrow leased 1,413 SF at 3350 Annapolis Lane in Plymouth.

Tenant Representation
Arrow worked with many companies in the metro area this quarter. We assisted them with leasing or renewing space. Arrow renewed Henningson and Snoxell’s (11,200 SF) lease in Maple Grove and Life Health’s (35,040 SF) lease in Roseville. Buyer Representation
Arrow helped Raven Investments purchase buildings at 12435 Northdale Blvd in Rogers and 12117 Riverwood Drive in Burnsville, the Burnsville property selling for $1.75 million. Arrow also helped a group of investors purchase 124 Rum River Drive in Princeton and helped another group purchase 9380 Central Ave in Blaine for $3.57 million. Arrow Companies is now managing the Blaine property.

Seller Representation
Moving on to selling, Arrow helped sell 1301 Greenwood Court in Shakopee, 13025 George Weber Drive in Rogers to Arcas Technology and 9122 Cottonwood Lane in Maple Grove to Home Rehab, LLC.

Accurate Home Care Project Nearing Completion

Accurate Home Care will soon have a beautiful new headquarters thanks to Arrow Companies’ contracting team!

Construction is nearly complete at Waterfront Commons III, the new 32,244-square-foot, two-story office building located at 9000 Quantrelle Ave in Otsego. The new building will serve as the corporate headquarters and Central Minnesota Region office for Accurate Home Care.

Several months after the groundbreaking ceremony on April 27, Arrow’s Senior Project Manager Cliff Reithel is very happy with the project’s status. “Waterfront Commons III has been a fun project to work on,” Cliff said. “Painting is underway on the 2nd floor and we expect tile and cabinetry to start going in on November 9th.”

Cliff added that construction could be finished in about a month. “Drywall has been completed on the first floor and taping has begun. We believe the building should be completed by mid-December,” Cliff said.
