Upon taking over the listing agreement in Spring of 2019, there were 2 ‘shell’ units For Sale along with 1 ‘Built out’ unit For Sale.  Arrow will have sold all three units along with an investment condo within the Office Condo complex.

The Arrow Real Estate team continues to be active in the office condo market.  In the 2019/2020 calendar year, Arrow was involved in 16 transactions (9 leased / 7 sold).

Currently, the office condo market in the NW Metro area is very active with sales prices reaching the highest levels seen since the late-2000’s.

Seller Representation 

Arrow Companies sold two industrial buildings during the first quarter. Totaling 37,354 SF of space. These properties were located at 1167 Viking Drive in Maplewood and 17171 113th Ave N in Dayton. The following properties are currently pending and are expected to close during the second quarter-


Landlord Representation

Arrow leased multiple office, retail, and industrial spaces during the first quarter. See the first quarter transactions below-

  • Fidelity Building Services leased 4,841 SF of space at 1136 114th Ave in Coon Rapids.
  • Arrow leased 10,000 SF to Big Picture Twin Cities 5929 Brooklyn Blvd in Brooklyn Center.
  • Keller Williams leased 7,981 SF of space at the Bell Tower office building in Osseo.
  • Get it Done Fitness leased space at 224 County Road 81 in Osseo commencing March 1st.
  • Arrow lease 11650 96th Ave N in Maple Grove to Fierce Play Fitness
  • Aitkens Essentials, Inc. leased 4,600 SF of space at 11520 96th Ave N in Maple Grove.
  • Peak Potential Family Chiropractic leased 1,536 SF at 16190 State Hwy 7 in Minnetonka.
  • 9040 Quaday Ave in Otsego was leased to Clear Point Construction in February.
  • Arrow renewed Fresenius Medical’s lease at 7365 Kirkwood Court North in Maple Grove.

General Contracting

Arrow Contracting finished a state of the art industrial building along Hwy 101 in Otsego. This 55,000 SF machine shop building is the new home to P&F Machining. Construction on the Sycamore Commons office building in Maple Grove is going full speed ahead. This week contractors are continuing to frame the exterior and the roofing and underground plumbing was started. Within the next week or so underground electrical will be started. Arrow is also working on a few tenant improvements/expansions at Waterfront Commons II in Otsego.

The office condo market has been off to a fast start in 2016. Arrow Companies has already been involved in multiple office condo transactions. Arrow has also recently listed office condos “For Sale” and “For Lease”. Check out what’s been going on in Maple Grove and Plymouth below. Maple Grove

Arrow sold a two level 3,350 SF office condo at 11324 86th Ave North in Maple Grove to JB Strand Properties, LLC in February. Also in Maple Grove, Arrow represented the landlord at 11272 86th Ave N in leasing their lower level (1,600 SF) to Main Line Energy Consultations, LLC. Main Line Energy Consultations occupied their new space in the beginning of May.


Plymouth

Plymouth has also been a busy city for office condo deals!!! In March, Arrow represented the landlord in leasing the main level (1,410 sf) at 3350 Annapolis Lane N. to Curdco, Inc. Additionally, Arrow Companies leased 3370 Annapolis Lane, Suite B (3,072 SF) to Passport Health Communications &  Land Home Financial leased 3515 Plymouth Blvd, Suite 105 (1,560 SF). Lastly in Plymouth Arrow represented the Buyer at 3515 Plymouth Blvd, Suite 104 in Plymouth on the purchase of the 1,560 SF office condo.
